History:

About late 1995 to early 1996 several appraisers working in Merced County got together to improve the quality and timeliness of the market data. Each contribute a monthly fee and voluntarily submit property characteristics of their sales transactions in exchange for weekly sales reports. Hence, while not formally organized with structured meetings, voting and bylaws, this association of independent appraisers most closely resembles other trade Co-operative organizations thus the term "Appraiser's Co-Op" was coined. While I have assumed the role of "Keeper of the Data" the content and structure of the reports has been developed by the suggestions of the "members". The more the participation in terms of numbers of appraisers and submission of data the better it is for everyone.
